Perched between the Santa Monica Mountains and the Pacific Ocean, Sea View Villas in Pacific Palisades, California, symbolizes a new signature style in luxury condo living from developer Geoffrey Palmer.
The Beverly Hills-based developer, best known for his collection of Italian Renaissance-inspired apartment buildings, designed Sea View Villas to represent the next level in contemporary beachside living. All 29 units in the five-story building focus on indoor-outdoor living through massive sliding glass doors that open onto balconies overlooking the ocean.

Monthly rent for a three-bedroom unit starts at $15,000, and residents can enjoy amenities including an on-site health club with an indoor spa, a lounge with a billiards room, daily continental breakfast, and unparalleled ocean views through floor-to-ceiling glass.
“The backside of the residential units basically faces the ocean, so residents have incredible views,” Rick Davis, director of sales, Associated Building Supply, says. “The owners wanted a contemporary door package that had higher-end functionality but also offered as much glass as possible for the view.”

“They designed everything around the Western Window Systems product offerings and sizes,” Davis says. “Everything facing the ocean and on the front side has Western Window Systems’ Series 600 Sliding Doors, Multi-Slide Doors, or sliding windows."

The window and door package needed to be durable as well as aesthetically pleasing, Davis adds. “With this type of application where you are focusing on indoor-outdoor living, you’ve got to have a system that is going to perform against the elements over time,” he says. “Ten years down the road, we have to make sure that it’s going to function and the customer’s going to be happy.”
Energy efficiency was also important. All the windows and moving walls of glass in Sea View Villas needed to meet California’s strict Title 24 requirements.

“Selection wasn’t just about the energy performance. It was also about the look of the glass and the size,” Davis says. “We got intimately involved with the project and worked closely with the architect and builder to give them options depending on their interest.”
